This wonderful 3-bedroom, 3-bath villa overlooks beautiful Dawn Beach on the island of St. Maarten. The villa is a short walk to the beach and is located in the gated community of Dawn Beach Estates. Dawn Beach Estates is a ten minute drive from Phillipsburg, the capital of Dutch St. Maarten and minutes from the border of French St. Martin. Dawn Beach is well known on the island for spectacular snorkeling.

The villa offers ocean views from every room. The fully equipped gourmet kitchen has Viking appliances, granite countertops, and hardwood cabinets. The tastefully decorated villa incorporates imported ceramic tile throughout the living areas and pool deck.

The king-sized master bedroom takes up the second floor of the villa. There are spectacular views of the Caribbean from the picture windows and the two balconies. This bedroom offers cable TV, air conditioning and ceiling fan.  The master bath has his and her sinks, as well as a dual shower.

There are two bedrooms located on the main floor of the villa. Each of these bedrooms opens directly to the pool deck and has a private bath. One bedroom has a king bed and the other a queen. All the bedrooms are air-conditioned and ceiling fan.

The partially covered private pool deck has a tranquil infinity edge pool overlooking the ocean. It has an outdoor sitting area on the covered terrace.  Teak furniture for sunbathing, relaxing and dining are located on the sun deck.

The fully equipped kitchen offers stainless steel appliances and granite counter tops.

The living room has cable TV and a stereo set with CD player and DVD player.

Master Bedroom 1 – The Master Bedroom offers a king-size bed, air conditioning, ceiling fan and cable TV.  The bedroom has an en-suite bathroom equipped with double bowl sinks and dual shower.  This bedroom is located on the second floor of the villa offering spectacular views of the Caribbean from the picture windows and two balconies.

Master Bedroom 2 – The 2nd bedroom offers a king-size bed, air conditioning and ceiling fan.  The bedroom has an en-suite bathroom equipped with single bowl single and shower. This bedroom is located on the main floor of the villa and opens directly to the pool deck offering the wonderful oceanviews.

Bedroom 3 – The 3rd bedroom offers a queen-size bed, air conditioning and ceiling fan.  The bedroom has an en-suite bathroom equipped with single bowl single and shower. This bedroom is located on the main floor of the villa and opens directly to the pool deck offering the wonderful oceanviews.

Living/dining Room:

The living area has spacious interiors with spectacular views of the Caribbean Sea and the islands of St. Barths.  The indoor living areas are nicely furnished with an indoor dining area for 6 persons.   The entertainment area offers cable TV and stereo set with CD player and DVD player.  Large sliding glass doors open onto the pool deck.

Kitchen:

The impeccable kitchen on the main level is equipped with granite counter tops, state-of-the-art deluxe stainless steel appliances to include stove, dishwasher, microwave, refrigerator with ice machine, toaster, blender, coffee maker and a full supply of china, glasses, cooking utensils, crockery and pots.

Minimum Booking is 5 nights except for Christmas & New Year's where a 10 night minimum is required.
